This is our home turfManufactured-home communities and RV parks are the space we know best and are actively building in.
We track who's buyingThe national and regional groups acquiring Nevada communities today — matched to your property, off-market, when you say go.

Sound familiar?

Those letters in your mailbox are not offers. They're fishing.

If you've owned your community for any length of time, you've seen them: postcards and letters from out-of-state buyers, all claiming they'll "pay cash for your property." What they don't say is how they arrived at their number — or whose interest it serves. They're counting on you not having your own.

We built 8x CRE around parks — exactly to fix that. A straight, documented answer to one question: what would your community actually bring, from the buyers active right now? Free, in writing, and private.

"I'm not looking to sell — but I'd be curious what it's worth."

— If that's where you are, it's exactly the right place to start.

Simple, on purpose

How it works

Three steps. The first one costs you fifteen minutes on the phone. The rest happen only if and when you want them to.

Step One

A 15-minute phone call

You tell Benny about your community — lots, rents, how it runs. He prepares a written valuation: the income it produces, what comparable Nevada communities are selling for, and what that means in dollars. You keep it either way.

Step Two

You decide. There is no clock.

Sell this year, sell when you retire, or hand it to your kids. The valuation is yours — a real number to plan around instead of guessing. Nobody calls you every week. That's a promise.

Step Three

When you're ready, we go to market

We track the active buyers and what they're paying for. When you say go, it goes to the ones it actually fits — quietly, off-market — and your residents never hear a word of it.

The honest answer to "what's the catch?"

Why is the valuation free?

Because it's how we earn the right to represent you — later, on your timeline. Not selling this year? Maybe never? That's fine. When a Nevada owner decides it's time, we want to be the advisor they already know and trust.

That's the whole business model.

No fee for the valuation, no commitment, and no number inflated to flatter you into a listing. If it isn't worth what you hoped, we'll tell you that too — and exactly why.

Who you'll be talking to

Benny Plaksin

I'm a Las Vegas real estate professional, and manufactured-home communities and RV parks are the space I know best — and the one I'm building 8x CRE around. I kept seeing the same thing: owners get a steady stream of lowball letters from people who've never set foot on their property, and almost nobody gives them an honest, documented answer about what they actually own.

So that's the service. A straight valuation, in writing, supported by real numbers — and when you're ready, a line to the buyers active in Nevada communities today. On your timeline, not theirs. Every conversation is confidential. Every number is supported. And I'll drive out and walk your property myself.

Fair questions

What owners ask us

I'm not planning to sell. Is this still for me?
Yes — you don't need any plan to sell. A written valuation is simply good information to own: for estate planning, for family conversations, for refinancing, or for judging the next unsolicited offer that lands in your mailbox. There's no follow-up campaign and no pressure. When you want to talk again, you call us.
What does it cost? Where's the catch?
Nothing, and there isn't one. We're paid a competitive commission only if you one day choose to sell and we represent you — the same way representation normally works. The free valuation is how we introduce ourselves. If we do a sloppy job on it, you'll know exactly what we're worth.
Will my residents or manager find out?
No. We never contact your residents, your staff, or your manager. We never disclose that your property was discussed, valued, or offered. If you later decide to sell, marketing is done quietly to verified buyers under confidentiality — not with a sign at your entrance.
Is this an appraisal?
No — and we're careful about the difference. What we provide is a documented market valuation — a comparative market analysis prepared by a licensed Nevada real estate professional, based on income, comparable sales, and current buyer demand. If you ever need a certified appraisal (for a lender or court, for example), we'll tell you so and point you to one.
How do I know the buyers are real?
We follow the national and regional groups acquiring Nevada communities and parks — what they buy, at what size, and in which counties. Yours is only ever approached to buyers whose criteria it actually fits, and only with your go-ahead. We don't mass-market your property to strangers.

What's my park worth?

Free, written, confidential. Call or text is fastest — Benny answers personally. Or send your property's name and we'll take it from there.

Valuations are market opinions, not certified appraisals. Your information stays confidential.
