Will my staff or patients find out?
No. We don't call your office, we don't send anything to your practice address unless you ask us to, and we never disclose that your building was discussed or valued. If you later decide to sell, marketing runs quietly to vetted buyers under confidentiality — no sign out front, no listing portal, no chatter.
Is this an appraisal?
No — and the difference matters. What you get is a broker's written opinion of value: a documented analysis prepared by a licensed Nevada real estate broker, based on the building, comparable sales, and buyer demand. It can't be used for lending, tax, or legal purposes. If you ever need a certified appraisal — for a lender or a court, say — we'll tell you so and point you to one.
I'm probably two years out. Is this premature?
It's the best possible time. A written number now means the decisions between here and there — a spare suite, repairs, lease-or-occupy questions, timing — get made with the end in mind instead of in a rush at the end. When you're actually ready, we refresh it.
I own an office condo, not a freestanding building. Same service?
Yes. Condos are valued differently — the association, the shared systems, the professional park around them — and a lot of brokerages simply skip them. We don't. Office condos are a first-class lane here, valued and sold with the same care as a freestanding building.
What's the catch?
There isn't one. We're paid a commission only if you one day choose to sell and we represent you — the same way representation normally works. The written opinion is how we introduce ourselves. If we do a sloppy job on it, you'll know exactly what we're worth.
